Mighty Buildings Site Prep & Utilities: The Austin Owner’s Guide

We stock and install Mighty Buildings-compatible site prep and utility connection components across Austin, with most complete site utility packages running $8,500 to $22,000 installed depending on your lot’s existing conditions and how far trenching needs to go. In most Austin neighborhoods, we can have a site assessment done within three business days and a written line-item price in your hands before any dirt moves. The call usually comes after a homeowner’s general contractor tells them their Mighty unit is ready for delivery but the lot isn’t, or after a slab inspection flags utility stubs that were never run.

You’re here because something between the street and your Mighty Buildings module got missed, failed, or was never done to Austin code. That gap is exactly what we handle. Let’s look at what the space actually needs before we talk about what it could become.

Which Mighty Buildings Models This Applies To

A fresh concrete slab for a backyard ADU

Mighty Buildings produces panelized and modular accessory dwelling units, and the site work underneath them follows the same logic across their current lineup: the Mighty House One, Mighty House Duo, and the larger Mighty House Max all require utility stubs brought to precise locations before the module ever sits on the foundation. Where the models differ is in panel counts and mechanical loads, not in the way water, sewer, and power enter the building envelope. That’s helpful when you’re planning the site, because the prep work doesn’t change much if you swap a One for a Duo mid-process.

The part that does change is the utility rough-in placement. Mighty Buildings ships with factory-set penetration points, and those points sit at specific offsets from the module corners. If your plumber or electrician stubs utilities six inches off, you’re either sawing your fresh slab or paying for a repull. Before any trench opens, we verify the factory shop drawings against the actual site dimensions. We’ve corrected enough Crestview and Allandale lots where the string line was right but the curb stop was three feet left of where the city said it was.

OEM Mighty Buildings components are specified for their panel systems, but the site-side materials, pvc, pex, conduit, rebar, gravel, are commodity products with better and worse local equivalents. We use commercial-grade Schedule 40 rather than the thinner Schedule 20 that some low bids specify. The difference is about forty cents a foot and twenty years of service life.

One compatibility note worth flagging: Mighty Buildings modules are lighter than site-built ADUs, which means slab tolerances are tighter. A quarter-inch differential across ten feet is fine on a stick-built garage; on a panelized Mighty unit it can telegraph seam misalignment through the finished wall. We laser-level every pad we pour for Mighty Buildings and won’t sign off on anything over an eighth-inch across the full module footprint.

Seedling ADU Austin is an independent service provider, not affiliated with Mighty Buildings. We also work on-site prep for Abodu, Cover, and Dvele units, but this page is specifically about getting a Mighty Buildings lot ready correctly the first time.

Signs Your Mighty Buildings Site Prep & Utilities Is Failing

  • Water pressure drops when a second fixture opens. This usually means the supply line was undersized for the module’s demand, or a pvc glue joint is partially failed below grade. Austin’s clay soil shifts seasonally, and undersized pipe has no give when the ground moves.
  • Breaker trips when the mini-split and range run together. The panel feed was sized for the module’s lighting load but not the actual mechanical load. We see this on lots where the electrician read the Mighty Buildings spec sheet at face value without accounting for the heat pump’s startup draw.
  • Sewer smell near the foundation in warm weather. The waste line’s fall is too shallow. Austin code requires a minimum slope on sanitary lines, and when a trench settles, that slope can go flat or reverse. A flat sewer line is a slow-motion problem that becomes a fast one in July.
  • Water ponds against the module’s leading edge after rain. The pad was set too low relative to the lot’s natural drainage. Mighty Buildings modules sit low to the ground, so positive drainage away from the envelope matters more than it does on a raised foundation.
  • Slab shows hairline cracks within the first year. Austin’s expansive blackland clay expands and contracts with moisture far more than most national builders account for. A slab poured without proper base compaction or rebar spacing will telegraph that movement through the surface.

Replacement Cost & What’s Included

For Mighty Buildings site prep and utility work in Austin, we quote complete packages. Here’s what families should expect to budget before calling:

  • Full site assessment and written estimate: Free. Ben Ortega walks the lot personally and the written price follows within two days. No surprise line items after crews arrive.
  • Pad and foundation prep (compacted base, rebar, form, pour, laser-level verify): $6,000 to $14,000 depending on pad size and soil condition.
  • Trenching and utility stubs (water, sewer, power conduit, data): $2,500 to $8,000 depending on distance from street ties and how much rock is in the way.
  • Permit coordination and inspection scheduling: $800 to $1,500, pulled and passed before any module delivery.

The range exists because two Austin lots two streets apart can be completely different below grade. One has limestone at eighteen inches, the other has three feet of good blackland clay. One has a sewer lateral ten feet from the build site, the other has one sixty feet away under a driveway. We don’t pad the range, we show you exactly what’s under your lot and price each line item to the foot.

Every Mighty Buildings site package we complete carries the 365-Day Done Right Promise in writing: if something we installed fails within a year, we make it right at our cost. No argument about whose backfill settled or whose inspector signed off. It’s our work and our name on it.

DIY or Call Us?

Site prep for a modular Mighty Buildings unit is not a weekend project. The trenching involves gas, water, and electrical line depths governed by Austin’s utility locate rules, and hand-digging a forty-foot sewer trench through caliche is the kind of task that starts on Saturday and ends in a physiotherapy referral. We say that plainly because we’ve repaired enough owner-dug trenches to know what they cost to fix properly after the fact.

What you can safely check yourself: verify your city utility locates are current, confirm the module’s shop drawings show penetration points, and walk the build area after rain to see where water actually pools. That information makes your estimate faster and more accurate when you call us. The digging, compacting, pouring, and connecting, that’s what we’re licensed and insured to do, with background-checked crews who wear shoe covers inside your home and lay drop cloths before touching anything.

Call (254) 615-3842 and we’ll schedule the site walk. The written price follows. No pressure, just numbers you can plan around.
